Agents ask us from time to time if we have any scripts for generating business – “for building my database.” When we hear this, we give them these ideas:
- Sphere of Influence – here’s the scenario – you see someone you know in a grocery store, at a restaurant, or the gym, or you just call them on the phone.
You say: Hey <insert name>, are you still living in Scottsdale Ranch? Great, would you like to get the housing information on what’s going on there sent to you once a month? Great – what’s your email address?
- Open House – if they are a neighbor who owns a home in the neighborhood.
You say: Would you like to get a market report (update) with the housing information for the neighborhood sent to you once a month? You get what’s for sale and what has sold around the neighborhood. Great – what’s your email address?
- Vision Board Conversation (this could be with anyone).
You say: If you could live anywhere in town, where would it be? I know for me, I would love to live in Paradise Valley up against the mountain. What is it for you? Great, what is your email address – I’ll send it to you.
- Closed Escrow – they just closed escrow, or they have closed escrow with you.
You say: would you like to get the housing information on what’s going on there sent to you once a month? Great – what’s your email address?
If you are a real estate agent, can you ask these questions, or variations that you can make up, 5 times a day? Imagine if you did this for 30 days how many contacts would be in your database. What about 2 months? What about a whole year?
If you are talking to your sphere of influence you will get leads from them just by asking these questions. Whenever you pick up the phone and call someone you never know what you’re going to get. That’s the beauty of making calls, no matter whether they are cool calls, warm calls or hot lead calls on a daily basis.
