It’s December 2019 with Jan 2020 right around the corner. I’ve heard it a lot lately – there’s supposed to be no slowdown in the real estate market at least through the first half of 2020 if at all. Great and what happens when it does slow down? Are you prepared? How long ya gonna wait to get prepared?
Here’s a little suggestion for what we say an agent’s goals should be:
“Build my database”
“Manage my database for real this year”
There that’s it. If you do something different this coming year from what you’ve done in years past it’s building your database and start managing it – for real.
If you are new to real estate then you can take on these 2 goals:
“Build my database”
“Manage my database”
Now here is some math to help persuade you…
Let’s take the case that the average US homeowner stays in their house now 10 years. That means 10% of your database turns over each year. If you are managing your database properly, you could say count on this statistic to play into your favor.
How big is your database?
Let’s say 500 – at 10% turnover – that’s 50 deals a year just by staying in touch. No lead generation (no buying leads) – just cultivating your current database (or the database you are going to build in 2020). Let’s be conservative a bit – of that 500 let’s say you only get 5% because people drift, they know a brother who has a license now where they didn’t before, they met someone at the water cooler at work who knows someone who is a realtor etc. 25 transactions in a year from your database is pretty good.
